[Ventas](https://www.bullished.co/tag/vtr/), the healthcare real estate owner, was asked on its third-quarter earnings call Wednesday whether senior housing growth has plateaued, and executives said no, pointing to a [17% same-store NOI gain](https://markets.ft.com/data/announce/detail?dockey=600-202610271610BIZWIRE%5FUSPRX%5F%5F%5F%5F20261027%5FBW872570-1&ref=bullished.co) in U.S. senior housing and an occupancy rate of just 89%. A Cantor Fitzgerald analyst noted that the 17% and a 190-basis-point margin gain both trailed the prior quarter's 18% and 210.

## Pressed on a plateau

The Cantor Fitzgerald analyst called the question "splitting hairs" but said it was shaping views of the quarter. Justin Hutchens, Ventas's executive vice president for senior housing operations, answered that it was a good quarter and that results were as expected. "We're not even, you know, at all, you know, bothered about this quarter," he said, adding that he was focused on trajectory.

The analyst then asked what happens if occupancy gains slow from about 300 basis points a year and rate becomes the only lever. Chairman and CEO Debra Cafaro pointed to 17 quarters of double-digit NOI growth and 89% U.S. occupancy, and said the over-80 population is only starting to boom. "I think you're kind of way down the path," she said, noting that revenue per occupied room grows significantly faster at higher occupancy.

Hutchens said 15% of the portfolio is now at or near 100% occupied, up from 10% last quarter, and that those communities show outsized rate growth.

## Why margin slipped

A Wells Fargo analyst asked about expenses, noting margins slipped 20 basis points from the prior quarter. Hutchens blamed an extra day in the third quarter and somewhat higher utility costs. He said incremental margin has run in the low to mid 50s this year, versus the low to mid 40s two years ago. On next year's outlook he said, "I don't have any comments on 27 at this stage."

Asked separately about in-house rent increases, Hutchens said they were around 8% last year and, while it is early, he expects next year to be around the same or better. Cafaro told a Goldman Sachs analyst it was too early to say more.

## Where the business stands

Ventas owns senior housing communities, medical office and lab buildings, and triple-net leased healthcare properties. Same-store senior housing cash NOI rose 16% overall, and total company same-store growth of 11% was a record, CFO Bob Probst said. Normalized FFO, a REIT earnings measure, was [99 cents per share](https://www.sec.gov/Archives/edgar/data/740260/000074026026000026/q32026earningsrelease.htm?ref=bullished.co), up 10% from a year earlier.

Ventas raised its full-year normalized FFO outlook to $3.87 to $3.90 per share. It has [closed $5.2 billion](https://www.sec.gov/Archives/edgar/data/740260/000074026026000026/q32026earningsrelease.htm?ref=bullished.co) of senior housing investments this year, above the $4.5 billion in prior guidance, and net debt to EBITDA stands at 4.4 times.

Cafaro closed the exchange by calling the plateau question "a good conversation," and Hutchens said the longer-term question of where growth goes is one to revisit when the company gets there.
