The data center remarks came late in the call, when a Morgan Stanley analyst asked about concentration risk. Winkelried said TPG is trying to avoid the "cycle of ongoing Borrowing requirements," because it is unclear whether investors will keep stepping up. He said credit markets are dealing with "an historic level of financing pressure," and lenders are starting to say they cannot take more, or only on different terms. The firm, he said, prefers in-place assets that are leased and generating cash flow, and has very little development risk. He also cited community pushback against projects as a source of uncertainty and surprises. ## Still lending, on its own terms TPG is not staying out of the sector. Winkelried said it has invested in what he called second-order opportunities around data centers, such as energy and the industrial supply chain, where the risk is spread out rather than concentrated in a few large sites. TPG is also working on a financing structure "as we speak," which he said lets it build better protections. When the repricing comes, he said, there will be opportunities to step in. ## Coulter's caution on the "beta play" Executive Chairman and Co-Founder Jim Coulter said the case for a large data center "beta play" is being made well. TPG, he said, is focused on the "alpha play" and can pick its spots. Having been through fiber and airline cycles, Coulter said, "When the market gets very sure of something, occasionally it's good to be cautious." Earlier in the call, Coulter said the climate funds TPG is closing are already about 25% deployed. He listed US utility services, green data centers in India, wind in India and data center equipment businesses among the holdings. Winkelried said TPG expects to be positioned to step in if financing reprices, and it is working on one such structure now.
