McDonald’s plans approximately [$8.5 billion](https://www.sec.gov/Archives/edgar/data/0000063908/000006390826000083/mcd-20260930.htm?ref=bullished.co) of support for franchisees through the end of 2036 to help put its restaurant overhaul into practice, according to its quarterly report filed Friday. The money addresses a central constraint on the strategy: independent operators must be willing and financially able to invest, and their capacity will help determine when the changes reach restaurants.

## Rent Relief Meets Restaurant Economics

Approximately $5 billion of the planned support is due by the end of 2030\. McDonald’s intends to provide the assistance through reduced rent and capital contributions as it pursues its McDonald’s > NEXT strategy, combining menu changes, restaurant modernization, technology and staff training.

The support reaches a business with 46,554 restaurants across more than 100 countries at September 30, 2026\. Approximately 95% were franchised. McDonald’s owns and operates restaurants as well as franchising them, but most of the day-to-day execution rests with independent businesses.

Rent makes the connection between operator investment and corporate revenue especially direct. Franchisees generated [$2,805 million](https://www.sec.gov/Archives/edgar/data/0000063908/000006390826000083/mcd-20260930.htm?ref=bullished.co) of rental revenue for McDonald’s in the third quarter of 2026—the revenue stream it plans to draw on for part of the assistance. Total revenue from franchised restaurants was $4,487 million, including royalties and initial fees.

Under conventional franchise agreements, McDonald’s generally provides the property through ownership or a long-term lease. Operators pay for items including equipment and décor, reinvest in their restaurants and pay rent and royalties. The support plan therefore works through an existing financial relationship rather than replacing the franchise model.

## U.S. Costs Tighten The Investment Test

The company already helped share some improvement costs. Its [second-quarter report](https://www.sec.gov/Archives/edgar/data/0000063908/000006390826000073/mcd-20260630.htm?ref=bullished.co) described co-investment with franchisees to speed restaurant and operating-system upgrades. The latest plan puts a long-term funding amount behind implementation.

U.S. company-operated restaurants provide one measure of the pressure on restaurant economics, although their results are distinct from franchisee profits. Their restaurant margin dollars—sales after individual restaurant operating costs—were $75 million in the third quarter, compared with [$91 million](https://www.sec.gov/Archives/edgar/data/0000063908/000006390826000073/mcd-20260630.htm?ref=bullished.co) in the second quarter. Both reports cited inflationary cost pressure. The third-quarter figure was also below the $90 million recorded a year earlier.

Customer visits present another challenge. Results released Wednesday showed U.S. [comparable sales declined](https://www.sec.gov/Archives/edgar/data/0000063908/000006390826000080/exhibit991-9302026.htm?ref=bullished.co) 0.2% in the third quarter from a year earlier. Fewer transactions were largely offset by higher average checks. Global comparable sales rose 1.5%.

“In the U.S., we're encouraged by improvement as the quarter progressed following our intervention on value,” Chris Kempczinski, McDonald’s chairman and CEO, said in the [earnings release](https://www.sec.gov/Archives/edgar/data/0000063908/000006390826000080/exhibit991-9302026.htm?ref=bullished.co). That improvement does not remove the financing requirement: McDonald’s says franchisees’ investment capacity depends substantially on access to loans at reasonable interest rates, their creditworthiness and banks’ lending practices.

## ArchIQ And The Rollout Constraint

The restaurant changes include simpler operations, redesigned restaurants and cloud-based technology, including ArchIQ, a generative artificial intelligence restaurant operating system. McDonald’s expects approximately 2.5 percentage points of gross restaurant-level efficiency gains when the relevant changes are fully deployed in the U.S. and International Operated Markets. That efficiency target also appeared in the prior quarterly report.

Deployment will differ by market. Customer needs, local economics, restaurant preparedness and the necessary technology all affect the sequence, alongside franchisee capacity. McDonald’s says the expected financial and efficiency benefits could arrive later than anticipated or fail to materialize.

Training is another execution requirement. The Make It Golden hospitality program and technology investments depend on operator cooperation, workforce capabilities and effective adoption. Corporate funding alone cannot supply those operating capabilities.

Menu changes carry a separate trade-off. McDonald’s plans more flexible portions and additional high-protein options to respond to dietary changes and weight-loss medications. The company cautions that those changes could complicate restaurant operations and its supply chain without offsetting reductions in visits or average spending.

## The 2030 Customer And Cash Tests

McDonald’s aims to add approximately 1.5 percentage points of market share in each of chicken and beverages by the end of 2030, measured against September 2026, while retaining its leadership in beef. Those targets give the investment program a customer-facing test beyond completing renovations or installing technology.

For shareholders, the assistance sits alongside other uses of cash. Operating cash flow totaled $8.3 billion for the first nine months of 2026, with $5.9 billion remaining after capital spending. McDonald’s paid $4.0 billion in dividends and bought back $1.8 billion of shares during that period. Its capital-allocation approach prioritizes business investment and dividends, with remaining free cash flow available for repurchases over time.

[MCD](https://www.bullished.co/tag/mcd/) shares edged down 0.10% to $277.76 in Friday trading as of 1:05 p.m. ET, when the company’s market value was $196.8 billion. That trading move does not establish a reaction to the franchisee support plan.

The approximately $5 billion planned by the end of 2030 shares a deadline with the chicken and beverage market-share targets. Delivering both depends on operators being able to finance and execute the changes, not simply on McDonald’s setting aside support.
