Hilton CEO Chris Nassetta said on the company's third-quarter earnings call Tuesday that global revenue per available room (RevPAR) should grow [3% to 4%](https://qz.com/hilton-raises-revenue-per-room-forecast-earnings-102726?ref=bullished.co) next year, even though the fourth-quarter guide points to a slowdown. [Hilton](https://www.bullished.co/tag/hlt/), which runs and licenses hotels from luxury to focused-service brands, raised its full-year RevPAR outlook to [4% to 4.5%](https://www.marketwatch.com/story/hilton-raises-fy-outlook-after-world-cup-boosts-3q-results-2163f8b4?ref=bullished.co) from 3% to 3.5%, MarketWatch reported.

## Calendar noise, not weaker demand

Fourth-quarter RevPAR growth is guided to 3% to 3.5%. Nassetta said the lower figure comes mainly from calendar shifts that helped the third quarter, plus election effects. "If you look at underneath all that, things are getting better," he said.

He put the second-half run rate at about 4% in the U.S. and about 3.5% globally. A quarter earlier, he said, he had thought something like two to two and a half percent, "maybe not obviously." That run rate is the basis for the 4% to 4.5% full-year outlook.

Third-quarter system-wide RevPAR rose 5.8% on a comparable, currency-neutral basis, CFO Kevin Jacobs said. Adjusted EBITDA was $1.5 billion, up 8.4%, above the top of guidance.

## How 2027 nets out

Asked about next year, Nassetta said Hilton is early in budgeting but "pretty darn good" about global RevPAR landing in the 3% to 4% range. He expects the U.S. to keep improving, Mexico and the Middle East to normalize to a large degree, and China, which he said has stabilized, to improve modestly. Against that, a World Cup comparison hits mostly the second quarter and partly the third.

By segment, he ranked business transient first, group second and leisure third, all positive. Business transient should benefit from a full year of strength, versus roughly half a year of real growth this year.

Shares were down 4.50% to $336.07 in Tuesday trading as of 10:20 a.m. ET, giving the company a market value of $79.2 billion.

## Development and the Middle East drag

Hilton opened more than [27,000 rooms](https://www.marketwatch.com/story/hilton-raises-fy-outlook-after-world-cup-boosts-3q-results-2163f8b4?ref=bullished.co) in the quarter, its largest organic quarter, and its pipeline reached a record 543,000 rooms. Nassetta said Hilton holds nearly 20% of rooms under construction, against a 5.6% share of industry supply. He expects net unit growth of 6% to 7% annually for the next several years.

Middle East and Africa RevPAR fell 5.6% in the quarter, and China fell 5.4%. Nassetta said the Middle East and weaker timeshare license fees split the gap between a $10 million beat and what would have been $30 million.

For 2026, Hilton expects adjusted EBITDA of $4.06 billion to $4.08 billion and plans to return about $3.5 billion to shareholders.
