[Comfort Systems USA](https://www.bullished.co/tag/fix/), which installs and services heating, cooling, plumbing and electrical systems in commercial and industrial buildings, has not yet agreed to terms it would accept for long-term modular work from a frontier AI lab or colocation providers, CFO Bill George said on the company's third-quarter earnings call Friday. "The reality is we haven't yet reached terms where we're willing to accept business from these people," he said, tying the matter to customers' [ability to pay](https://www.sec.gov/Archives/edgar/data/1035983/000110465926118156/fix-20261022x8k.htm?ref=bullished.co).

## Building product, not yet partners

President Trent McKenna said Comfort is building product for a Frontier Lab and colocation providers, but has not entered arrangements it would call programmatic, meaning long-term volume partnerships. He said the company will not use that label until it believes the relationships qualify.

The planned build-out to about 6 million square feet of modular capacity by the end of 2027 is based on programmatic work with existing customers, McKenna told a Goldman Sachs analyst. The company expects over 4 million square feet by the end of 2026\. Modular was 17% of revenue, he said.

## Ability to pay comes first

George said programmatic customers have typically made five-year volume commitments, after which Comfort spends large amounts of capital to build space mainly for their product. He said the company weighs counterparties' financial strength, adding that the newer customers do have it, but that various considerations apply.

Asked by an Oppenheimer analyst how Comfort scrutinizes data center customers' financing, George said some entrants taking large modular books appear to be agreeing to payment terms where they are "banking some people." He added: "if we lose work on that basis, we don't mind it."

Asked by a Sidoti analyst what a newer customer must show to graduate, George named two things: the nature of the commitment and payment timing. He also said capacity built for them should have many outlets.

## A sure thing versus a mystery

A William Blair analyst asked why Comfort has not added programmatic customers. George said buildings of this kind run 250,000, 600,000 or 700,000 square feet, filled with robots and paint booths and staffed by thousands, and cannot be scaled like software.

He said Comfort has stuck with its two big customers, one for 20 years, who want more than the company can supply. Diverting from them, he said, would trade "a sure thing" for "a mystery."

George, who helped found Comfort in 1997, is set to move out of the CFO role shortly after the company reports its 2026 results; Chief Accounting Officer Julie Shaeff is slated to succeed him.
