[American Healthcare REIT](https://www.bullished.co/tag/ahr/), which owns and operates healthcare properties, could have done another $2 billion-plus in deals this year by accepting a much larger roster of operators, Chairman and Chief Executive Officer Jeff Hanson said on the company’s Friday earnings call. Instead, management is limiting expansion to partners it believes can absorb the growth without damaging care, culture or financial performance.

## Eight Operators Become 11, Not 24

Hanson said the senior-housing operator roster outside Trilogy grew from eight to 11 this year. Expanding to two dozen would have opened up additional purchases meeting the company’s property-quality and location standards, he told a Bank of America analyst, but “that's not our playbook.”

President and Chief Operating Officer Gabe Willhite said AHR chooses partners first, then seeks investments. The constraint is operational: even strong operators can hurt results by “taking on too much too fast and getting spread too thin.” Management wants multiple avenues for expansion rather than concentrating too much growth on its existing partners.

That discipline still allowed $2.1 billion of completed investments this year and an awarded pipeline exceeding $1 billion. Hanson said over $800 million of deals expanded relationships with existing operators, often buying buildings those partners already manage for investors seeking an exit. He described that familiarity as a way to reduce acquisition risk.

Hanson recalled calling the approach “measured aggression” on the August call: move quickly when the property, operator, market, purchase basis and expected returns qualify, and wait when they do not.

## Kensington Chose Partnership Over Price

Chief Investment Officer Stefan Oh pointed to Kensington Senior Living as evidence that operator selection works both ways. In prepared remarks, he said Kensington chose AHR for alignment and a lasting partnership even though “we were not the highest bidder.”

AHR has bought six Kensington communities for approximately $572 million within an eight-community agreement priced at approximately $873 million. Roughly 93% of the units serve assisted-living and memory-care residents. The properties span the Los Angeles, San Francisco Bay Area, Washington, D.C., and New York metropolitan areas, where Oh described limited land and difficult development approvals.

Another series of purchases established a Northeast presence and a relationship with LCB Senior Living. AHR bought eight East Coast communities for approximately $696 million, with seven now managed by LCB. All were built between 2020 and 2022\. To complete a package marketed as 10 communities without retaining properties outside its strategy, AHR assigned two to another investor at its allocated purchase basis.

The company earns money through leases and senior-care operations run by third-party operators. Its buying strategy is making the senior-housing operating portfolio newer: its average age fell to 18.1 years from 22.9 at year-end 2025\. That segment now has 109 properties and over 10,000 units, versus 71 properties and over 5,700 units a year earlier.

## Higher Guidance Without Pending Purchases

Chief Financial Officer Aric Chang said the increased outlook excludes every awarded acquisition still awaiting completion. The company raised its full-year forecast for operating income from properties owned in both comparison periods to [12%–14% growth](https://www.sec.gov/Archives/edgar/data/1632970/000119312526449893/ahr-ex99%5F1.htm?ref=bullished.co).

Third-quarter growth on that measure reached [13.8%](https://www.sec.gov/Archives/edgar/data/1632970/000119312526449893/ahr-ex99%5F1.htm?ref=bullished.co), versus 13.2% in the second quarter. Senior-housing operating properties delivered 28.2% growth, compared with 20.5% in the preceding quarter, while Trilogy posted 15.7% year-over-year growth.

Chang said approximately $1.3 billion of gross proceeds remained available through unsettled forward share-sale agreements covering 24.6 million shares, alongside $850 million of unused credit-line capacity. Management considers the awarded pipeline fully funded.

Oh expects part of the pending acquisition pipeline to close late in the fourth quarter and the rest in the first quarter of 2027\. He expects the remaining two Kensington communities to close by year-end.
